Beresford Creek offers alternative on Daniel Island

DANIEL ISLAND - One of the oldest streets on this river-bordered peninsula is Clements Ferry Road, a main artery that runs all the way back to Cainhoy.
Up until about 10 years ago, it was a quiet, country road with a handful of homes scattered along the way. Then Interstate 526 opened up, making Daniel Island easily accessible to the rest of the Lowcountry.
Residential developers poured in, but they concentrated mostly on the Wando River side of the peninsula, where a large planned community was taking shape. It wasnt until recently that new neighborhoods started popping up along Clements Ferry Road.
Among them is Beresford Creek Landing, a custom-home community about a mile north of the interstate along the deepwater creek for which it is named. The creek cuts through the peninsula, giving boaters access to both the Wando and Cooper rivers.
Like the new Daniel Island neighborhoods to its south, Beresford Creek is a family-oriented community with sidewalks on both sides of the street and traditional-style houses with large porches. But thats about where the similarities end.
Beresford Creek isnt part of a mega-development. Its relatively small - 144 lots - and somewhat isolated. Its tucked well off Clements Ferry Road and is far enough away from the interstate that you have to try hard to hear any car traffic.
The home sites are large compared with most new neighborhoods, ranging from one-third to three-fourths of an acre. A total of 24 lots front the creek and a number of others offer water views. Many lots back up to ponds, marsh or woods.
The developer is Southern Lifestyles, a Pinehurst, N.C.-based company that specializes in waterfront communities in the Carolinas and Tennessee. A handful of custom builders have been in the neighborhood since last spring.
About a dozen homes are under construction, including several that should be completed within a couple of weeks.
Buyers can choose a house in inventory or have one built using their own builder or one of the communitys preferred builders. Most lot purchases require that a house be built within two to three years, but there are some home sites that have no time restrictions.
Home prices start at about $290,000. On-site sales manager Gerald Moore said some waterfront homes will sell for more than $1 million. Four inventory homes that are nearing completion range from 2,900 to 3,000 square feet and from $398,000 to $450,000.
Interior lots start at $60,000, while waterfront lots start at $330,000. All 24 waterfront lots are approved for private docks.
Homes must be at least 2,000 square feet on an interior lot and 2,800 square feet on a waterfront lot. Only crawl-space and raised foundations are permitted. Exterior siding material is limited to upgraded products, such as cement fiberboard and stucco. Garages must have side entrances.
Typical home features include high ceilings, large porches, hardwood floors, extensive molding and upscale appliances.
Our homes feature superior craftsmanship and beautiful curb appeal, Moore said.
The neighborhood will have a host of amenities, including a community dock and adjoining waterfront park area. There also will be a clubhouse, junior Olympic swimming pool, two lighted tennis courts and a 1-acre boat storage area. The homeowners association fee is $750 per year, Moore said.
Beresford Creek Landing is in Berkeley County and in Charleston city limits. The public schools for the neighborhood are Cainhoy Elementary, Cainhoy Middle and Hanahan High.
To get to Beresford Creek Landing from downtown Charleston, take either U.S. Highway 17 north or Interstate 26 west to Interstate 526. When you get to Daniel Island, take the Clements Ferry Road exit and turn inland. Go less than a mile and look for the entrance to Beresford Creek on your right, across the street from Daniel Island Marina.
