Darts Pointe offers attractive seclusion
Once there, viewers see a neighborhood of manicured estate homes tucked in the woods near Wagner Creek. Homes are secluded but far from isolated: It's an easy drive to S.C. Highway 41.
Builder John Wieland Homes describes the locale as a "private enclave." In fact, Darts Pointe is the rare neighborhood that's exclusive while accessible.
The four- and five-bedroom brick and Hardiplank homes are at the upper end of Wieland's prices, costing $390,000 to $675,000. But the attractive mortgage rates make buyers look at the homes even if they once were out of their price ranges.
"What I really think is people are (realizing), 'I can buy more home,' " said Carol Douis, broker in charge for the Atlanta-based developer.
Darts Pointe sports a series of designs from Wieland's collection of "Signature Homes."
According to Wieland's Web site, buyers can choose from "dozens of time-proven plans featuring two-story foyers, soaring and high ceilings, deluxe trim packages, gourmet kitchens, owners suites with spa baths and retreats."
The floor plans are 3,000 square feet to 4,000 square feet.
Darts Pointe has a wide variety of styles, designs and front elevations that buyers can choose from, Douis said.
The model home at Darts Pointe is called The Amherst. The model has four bedrooms, 3-1/2 baths, an owner's suite with a retreat on the first floor, two-story open foyer, family room with a vaulted ceiling and gourmet kitchen. Options include a walk-up attic, first-floor recreation room and three-car garage.
Wieland homes has one of themore extensive warranties in the business. They come with a five-year warranty on roof leaks and on heating and air-conditioning unit and appliance failures and 20-year coverage on structural damage.
Darts Pointe is part of Wieland's "Harborside at Dunes West" sector. The higher-end segment, with its own sign and marker, also has town homes, waterfront lots and custom-built homes.
Elsewhere in Harborside, buyers can purchase town homes as low as $200,000, homes for as low as $250,000 and lots for as little as $75,000.
The developer has built homes in the Charleston area since 1990. Wieland homes can be found in Brickyard Plantation, Hamlin Plantation, Legend Oaks Plantation and on Daniel Island. And it has built in Dunes West since 1997.
But Wieland's involvement in Dunes West grew immensely when the company last September paid more than $27 million to acquire 879 acres in the 1,300-acre development. Wieland also signed on to further develop Dunes West.
The deal helped settle a long-standing dispute between property holders and original developer Georgia-Pacific, which sparked a lawsuit by homeowners over contentions the roads buckled and drainage system was inadequate.
In assuming control, Wieland held focus groups with residents so they could to voice their opinions on how they would like to see the property developed, said Kevin M. Popson, general manager.
That way, the new owner could get a feeling for what the property owners wanted, such as road improvements and upgraded amenities.
Wieland set aside $2.5 million for street and drainage work, which is just about finished.
Added attractions at Dunes West include a proposed water park with leisure pool, lap pool and water slide and updating the athletic club, which includes six lighted tennis courts, a competition-sized pool and the 11,500-square-foot Thomas Lynch Hall clubhouse. The company also has hired a director of activities to coordinate events for children and adults.
To reach Darts Pointe from downtown Charleston, take the Cooper River bridge to U.S. Highway 17 in Mount Pleasant. Turn left onto S.C. Highway 41. Follow Highway 41 to the Dunes West entrance and make a right onto Dunes West Boulevard. Continue to the privacy gate. Turn left onto Wando Plantation Road, then the first left onto Harpers Ferry Way. Take the right fork onto Ayers Plantation Way. Darts Pointe is on the right.
